Duration: 2-month contract (40 hours/week; 328 total hours)
Engagement Type: W-2 only. No sponsorships, Corp-to-Corp, or 1099 arrangements permitted.
Overview
The Mortgage Closing Specialist serves as a liaison for gathering and validating loan information required for Closing Disclosure (CD) issuance. This role partners closely with internal teams and external settlement partners to ensure all documentation, fees, and data elements are accurate, complete, and delivered in alignment with target closing dates.
The position is highly detail-oriented and time-sensitive, requiring strong communication skills, pipeline management, and a solid understanding of mortgage closing processes, compliance requirements, and documentation standards.
Key Responsibilities
- Act as liaison for the collection and validation of information required for Closing Disclosure issuance, including homeowners insurance, taxes, fees, payoffs, and third-party invoices.
- Assign pipeline reporting to title reviewers, review pipeline reports, and manage the title review workflow.
- Maintain effective communication with all parties involved in the closing process, including borrowers, brokers, correspondents, settlement agents, loan officers, post-closing, loan delivery, mortgage servicing, accounting, and funding teams.
- Work with internal departments and external organizations to obtain required closing documentation (e.g., payoffs, subordinations, releases, tax, title, homeowners and flood insurance).
- Perform detailed file reviews to ensure loans comply with State and Federal guidelines, including verification of employment for income-qualified borrowers.
- Review homeowners, flood, title, and tax documentation for accuracy and completeness.
- Monitor and follow up on rate lock and document expirations.
- Review system-of-record data to confirm readiness for CD preparation.
- Proactively contact settlement agents to obtain fee details and contact information needed for CD issuance.
- Track and evaluate closing dates, ensuring timelines are met and communicating changes to applicable parties when needed.
- Adhere to compliance, operational risk controls, and internal control standards.

Scope of Responsibilities
This role works closely with internal and external customers, including co-workers, borrowers, settlement agents, and third-party service providers, to ensure a seamless and compliant mortgage closing experience.
Required Qualifications
- Associate degree plus 1 year prior business experience, or 1 year combined M&T mortgage closing and customer service experience;
or a combined 3 years higher education and/or work experience, including at least 1 year relevant business or mortgage closing experience. - Strong PC skills with proficiency in spreadsheets, word processing, and email applications.
- Ability to make sound decisions based on available information.
- Ability to work effectively in a fast-paced, deadline-driven mortgage environment.
- Strong attention to detail with excellent organizational and prioritization skills.
- Excellent verbal and written communication skills.

Preferred Qualifications
- Prior experience in mortgage closing at a lender, title company, or settlement agents office.
- Experience preparing Closing Disclosures and communicating directly with title/settlement agents.
- Experience preparing residential mortgage closing packages.
- Knowledge of mortgage products, investor guidelines, and compliance requirements.
- Familiarity with internal mortgage systems and departmental software.
